This mansion-sized beachfront penthouse has just emerged from a two-year, $10 million-plus renovation and is now among the priciest condos for sale in Naples, Florida.

“It’s a click under 12,000 square feet under air with 5,000 square feet of terrace space, so you’re right on the beach in Naples with 17,000 square feet of living space,” said listing agent Bill Earls, of John R. Wood Christie’s International Real Estate.

As part of the renovation, “we jackhammered 12,000 square feet of marble out of the unit,” said Earls, who has been involved in the renovation and redesign of the condo from the beginning. The development team, which is selling the penthouse on spec, includes Dick Portillo, C&E Builders and Ruta Menaghlazi of Theory Design.

“We demoed floor to ceiling and took out most of the walls and reimagined it,” Earls said.

The condo tower, the Seasons at Naples Cay, “was done 20 years ago, so most of the units are architecturally obsolete,” he said, so the developers took the unit down to the concrete. “We didn’t want to do a lipstick and rouge renovation.”

Along with the “over $10 million renovation, it cost $11 million to buy and then we had to carry it for two years,” Earls said. “People want extraordinary quality and that’s what this penthouse has.”

Penthouse 20, which is being sold fully furnished with a “significant amount of artwork,” is one of three penthouses in the 22-story, 43-unit building, he said.

The private elevator lobby opens to a foyer and then an expansive living room with seating and dining areas, according to the listing.

“We had a party in there a couple of weeks ago with 140 people,” he said. “I could look across the living room and see eight or nine different groupings of people.”

The kitchen features eucalyptus cabinetry with reeded glass faces, white Macaubas countertops, a pantry and Miele appliances, according to the listing. Other design details include floor-to-ceiling glass windows throughout, herringbone oak floors, a back-lit onyx entertainment bar, a wine bar and three fireplaces.

The primary bedroom wing includes a morning lounge, a bedroom with a wraparound terrace, an 84-inch TV and a fireplace, a Gulf-front outdoor spa surrounded by a living wall, dual dressing rooms and bathrooms and a fitness studio with a sauna, according to the listing.

The full-floor penthouse has wraparound 360-degree views of the beach and the city of Naples, Earls said. The bedroom terrace offers “panoramic views all the way to Sanibel and Captiva Island.”

One of the bedroom suites has a separate kitchen and living area, according to the listing. There is also a formal study with a balcony and fireplace, a family room and a breakfast room.

“We’re right on the northern edge of the city, and it’s a five- to 10-minute drive into downtown Naples,” Earls said. “Everything is really close.”
